Rental Periods

Normally commence Saturday 4.00pm and finish by10.00am on Saturday.

Arrival and Departure Times
Arrival times: 16.00-18.00 hours.

Please note that we do not have resident staff. We are grateful for guests notifying us in advance of estimated timings and for respecting the established times. 

Departure Times: Unless otherwise agreed check out is at 10.00am.

Payment Terms
A deposit of one-third of the total rent is payable on confirmation of the booking, or the full rent if your booking is made within eight weeks of your arrival date. Your booking will be held on a provisional basis in the meantime.  The balance of your rent must be paid six weeks before your arrival date. Non payment by the due date will be treated as a cancellation. Transfer costs to be borne by transferer. 

Prices
The prices quoted are per week, and include all reasonable use of gas for cooking purposes, electricity, water, bed-linen and towels.

Heating
If you plan to visit during a period that may require heating please note that our prices do not include heating although logs for the fires are available free of charge. 

In the case of a stay during colder months, we would take a deposit of €500 per week, read the meter on your arrival and departure and retain the cost of units consumed during your stay. 

Cancellation Policy
The 33% deposit/booking fee is refundable up to 90 days before the rental period commences.  Thereafter it is non-refundable.  The balance is payable six weeks before arrival and is normally non-refundable but, in the event of a cancellation, if we succeed in re-letting the property you will receive a refund of what you have paid.  Please note, however, that If we have to discount the rent to obtain a replacement booking, you will remain responsible for any shortfall. If the property is not re-let, you will remain liable for the full cost of your booking. Accordingly, you are advised to obtain appropriate holiday cancellation insurance. 

In the event however that travel is not permitted to Italy due to the pandemic then you will be offered a full credit for the amount already paid. This credit can be applied to a future booking at the property within the next year.  Alternatively you can request a full refund.

In the event you cannot travel for any other reason (including covid 19) then this must be covered by your own insurance.

If for any reason we have to cancel your booking, we will refund the full amount paid, and your damages deposit, and will have no further liability towards you. 

For any travel expenses booked outside vrbo, such as flights or car hire, unfortunately we cannot assist you.

If you have booked via vrbo, their cancellation policy will prevail in the event of a conflict between theirs and ours.

* Prices and cancellation policies are correct at time of publication, but may change over time. Any initial deposit paid through vrbo to secure your reservation may, in the event of cancellation due to covid, be freely transferred to another stay; or, if your trip is prevented by government restrictions, this deposit can be fully refunded.

Residential Capacity and Guest List
The maximum residential capacity of Torre di Sopra is 11; maximum capacity for the entire property including La Casina is 15. Due to the layout of the interior of the Torre unit, it is not suitable for children aged under the age of six. If you do bring younger children into this part of the property, you do so entirely at your own risk.                                                                                

Italian law requires us to supply details of all visitors of Torre di Sopra and La Casina to the local Questura (police), as follows:

Full name, place & date of birth, residential address, and passport details: number, where issued, and by whom.We will send you a document to fill in, please return this no later than 3 weeks before arrival. 

Internet Access
A wi-fi internet connection is provided for clients to use at no charge. There is no computer or printer facility.

Insurance
Under no circumstances will the owners be responsible for theft, medical expenses, accidents or forfeited deposits. Tenants and their guests are recommended to insure against personal injury and the above risks.You agree to ensure that each member of your party is covered by comprehensive travel insurance (including cancellation, flights delays, loss and damage to baggage and other property) and health insurance.
All rentals of Torre di Sopra are subject to the above conditions and are subject to English law in the English courts.

Damages Deposit
We require a damages deposit of €500 per booking at least 3 weeks before arrival, which is fully refundable within 3 weeks of departure, in the case of no claims being made. If your party is made up of more than one group, you will be jointly and severally liable for any damage and we may charge one or all of you as we deem appropriate. 

Smoking
Both the Torre and the Casina are strictly no smoking. However there is plenty of space in the courtyards and garden, provided with ashtrays where it is possible to smoke.

Pets
We regret that no animals will be accepted.

Damages and Tenants' Obligations
Tenants are responsible for all damage and must let us know of any problems or damage immediately.


Tenants agree to keep and leave Torre di Sopra and its contents in the same state of repair and condition in which they found it, reasonable wear and tear excepted, bearing in mind it is over a thousand years old.

Tenants must not use Torre di Sopra or allow its use for any dangerous, offensive, noisy, illegal or immoral activities or carry on any act that may be a nuisance to neighbours. Pets or fireworks are not permitted in any part of Torre di Sopra or its grounds. Smoking is not allowed indoors.

Owners of Torre di Sopra cannot accept responsibility for a shortage of water/gas/electricity/wifi where this is a result of drought, an act or omission of the relevant services companies or any other reason outside their control.

You agree to allow us or any representative of ours access to the Property at any reasonable time during your stay for the purpose of essential repairs or in an emergency.

In the event of tenants not adhering to the above terms and conditions, owners of Torre di Sopra are entitled to evict tenants from the property.

Departure
It is not necessary to clean the house before departure but we DO ask guests to kindly leave the property tidy and put anything you have moved back in its original place. Please DO NOT move the furniture. Please leave the kitchen tidy as you found it on arrival. Please put the dishwasher on, and all your rubbish in bags in the bins provided at the front gate.


If the property is left in a condition that takes our housekeeper extra time to clean, we will be obliged to retain money from your damages deposit to cover this additional cost.

Swimming Pool
The pool is exclusively for the use of the residents of Torre Di Sopra.
The swimming pool is open from 1st June to 31st September.  We require all adult guests to sign an indemnity on arrival regarding the use of the swimming pool. Guests are reminded that the use of the pool is at their own risk and children remain the sole responsibility of their parents.
